Less than one year after the official opening of show homes at Greystone in 2023, the community in Cochrane's downtown has surpassed expectations for its first group of residents. Large sections of groundwork have been completed, fulfilling the planned vision for the remarkable community.
"It's not just progressing—it's flourishing," said Josh Hagen, Vice President of Development at Burnswest Properties Ltd., the developer behind Greystone.
Today, hundreds of new residents have moved into Greystone. Lush landscaping has taken root around parks, and playgrounds are alive with the sounds of neighbourhood kids laughing and playing.
The land, a former gravel pit, was initially reclaimed four years ago. Then, in September 2023, show homes officially opened.
Up the block, groundwork is underway for phases seven, eight, and nine in the ten-phase subdivision.
"Everything is busy on the land," Hagen shared. "Our final phase 10 is about 150 lots; we plan to bring that next year."
Groundwork 80% Complete on New Community
With 80% of the groundwork completed on-site and new home construction already filling about 30% of the home sites, Greystone is rapidly becoming the community Cochrane anticipated.
"It's fast and furious out there," he said. "The quality of the above-ground improvements and amenities are being realized as we speak. By this fall, it's really going to start to feel like the center of it all."
Central location in Cochrane
Its central infill redevelopment location in the heart of Cochrane, steps from the banks of the Bow River, offers a unique lifestyle for its residents compared to other new areas at the outer ring of Cochrane.
Its plan includes a vision for a diverse mix of age groups and people from all phases of life, from single professionals, first-time buyers, families and active retirees.
Homebuyers are finding an excellent choice of housing styles and a handy location.
The traditional and modern architecture of new homes, charming streetscapes, and pedestrian-friendly shopping add upgraded charm to Cochrane's historic downtown.
The thriving residential neighbourhood is a vibrant, green oasis where nature lovers can easily access the natural areas of Cochrane, walk to shops in their neighbourhood, or reach Alberta's mountain park.
Full of Life: Many Homes Occupied
"We probably have around 75 homes being occupied already," Hagen estimated, adding new residents move in each week.
But while available homesites are filling up quickly, there's still a window of opportunity for you to find your perfect spot in this growing community.
Homebuyers have a range of options for affordability or expanded floorplans for growing families. With approximately 700 single-family lots planned and a total of 1,000 housing units anticipated, including multifamily options, Greystone is designed with diversity in mind. Whether you're looking for a spacious family home, an affordable duplex, or a modern townhome, you will find a home style and price that fits every phase of life.
35 Acres of Green
Greystone's ambitious landscaping plan calls for 35 acres of park and public space for the community, setting a new standard for park areas in a new neighbourhood. An incredible 10-acre regional park is estimated to be completed this year, located near the popular recreation facilities in the SLS Centre. The green space extends the sports-based development off Griffin Road and is designed to be the community's centrepiece, drawing families beyond Cochrane for team sports events or daily recreation.
It will bring playgrounds and future space for festivals and public events, featuring baseball diamonds, pickleball and basketball courts, and picnic spots.
"We are just full steam ahead with the big 10-acre regional park on the south side," Hagen said. The park will be entirely constructed by September but open for public use in the spring of 2025 to allow the amenities to mature properly.
Gateway to Recreation and Relaxation
The impressive network of pathways inside the community supports neighbourly connections. It also links to the existing regional pathway system in Cochrane, which extends into the Trans Canada Trail. This route for walking, cycling, and enjoying nature can be accessed at Greystone residents' doorsteps.
"We have connected a regional pathway system down to the Bow River on the community's west side," Hagen said.
Looking ahead, the construction of Jefferson Plaza, a hardscaped town-square-style park near ponds and shopping, will bring even more opportunities for play and community gatherings.
"Jefferson Plaza is really the heart of the community," Hagen shared. The Plaza will feature benches, an elevated stage area for live performances, and spaces for pop-up markets, creating a lively, urban environment perfect for socializing and relaxation.
Commercial District with Shopping and Offices
Living at Greystone means you're not just close to home—you're close to work, too. With its central location in Cochrane, the commute to Calgary is short and convenient, giving you more precious minutes at home and less time in traffic.
Some of the most desirable commutes will be for residents who only need to walk within their community for work. Phase nine of the development will bring in an employment area, with several commercial properties already spoken for.
"We have several employment uses under contract right now," Hagen explained, adding Cochrane's entrepreneurs who want to operate locally are finding excellent new options within what will be a lively pedestrian area.
The Calgary Co-op grocery store, which is underway now and expected to open by late summer 2025, along with future retail spaces, will bring unrivalled shopping convenience to Greystone residents.
Looking Ahead: Don't Miss Your Chance to Be Part of Greystone
The intense interest in new homes in Greystone is understandable, said Hagen.
"Tree-lined boulevards, open green spaces, and bustling public areas. This is what Cochrane told us they wanted for a quality standard of living," he said. It's hard to believe that the 150-acre site once lacked life as a former gravel pit, he added.
"Imagine living where every home is just a five-minute walk from a park or playground."
Greystone is a community where you can find better health, stronger connections, and endless opportunities for adventure. Whether you're looking for a home, a place to start your business, or simply a vibrant community to visit, Greystone offers it all, he said.
"Don't wait too long – things are moving along quickly."
